Our Roofing Services in Gaithersburg, MD

Roof Replacement in Gaithersburg, MD

Roof Replacement

Most of what a replacement costs here has nothing to do with the shingle. Gaithersburg holds more attached homes than detached ones, so the typical roof on this street is a short one, and the work that does not shrink with it ends up owning the bid.

Roof Leak Repair in Gaithersburg, MD

Roof Leak Repair

Leaks here almost never start in the field. They start at something that passes through the roof or dies into a wall, and on a short roof there are as many of those per square as there are on a big one.

Storm Damage Restoration in Gaithersburg, MD

Storm Damage Restoration

After a line of storms moves up the corridor, the trucks arrive before the adjusters do. What we want you to know first is that Maryland gives you time, and that the person holding the clipboard in your driveway needs a license of his own.

Hail Damage Roofing in Gaithersburg, MD

Hail Damage Roofing

We take more hail calls in this county than we find hail damage, and it is worth saying that up front. Real bruising exists here.

Wind Damage Roofing in Gaithersburg, MD

Wind Damage Roofing

Wind does not attack the middle of a roof. It gets under an edge and works inward, which is why the rake, the eave and the first three courses tell you almost everything about how a roof will behave in the next gust front.

Roof Inspections in Gaithersburg, MD

Roof Inspections

Our inspections are paid and the fee never comes off a later job. That single rule is what lets the answer be that your roof is fine, and on a short roof it is the answer more often than the industry likes to admit.

Asphalt Shingle Roofs in Gaithersburg, MD

Asphalt Shingle Roofs

On this page we talk you down a tier rather than up one. Asphalt is the right covering for almost every roof in this city, and the premium tier of it is one of the weakest places to spend money on a small roof.

Metal Roofing in Gaithersburg, MD

Metal Roofing

Metal is usually described as two or three times the price of asphalt. That ratio is real on a big roof and misleading on a small one, and Gaithersburg is a city of small ones.

Tile Roofing in Gaithersburg, MD

Tile Roofing

We service tile in this county and we argue against installing new tile on almost every house that asks for it. Both of those are honest positions, and the reason for the second is dead load and weather, not taste.

Flat & Low-Slope Roofing in Gaithersburg, MD

Flat & Low-Slope Roofing

Low-slope work in Gaithersburg is rarely a whole roof. It is a rear addition, a porch, a garage link, a dormer cheek or a third-floor terrace, and it is usually a couple of hundred square feet wedged between two pitched planes.

Roof Coatings & Sealing in Gaithersburg, MD

Roof Coatings & Sealing

Coatings have a bad reputation in this trade and most of it is deserved. There is one situation in Gaithersburg where a coating is genuinely the right buy, and it exists precisely because the areas involved here are so small.

Roof Ventilation in Gaithersburg, MD

Roof Ventilation

Almost every ventilation fault we find here is a starved intake being treated as though it were weak exhaust. Somebody added a ridge vent, the attic did not improve, and the next contractor suggested adding a powered fan on top of that.

Skylights in Gaithersburg, MD

Skylights

Skylights are the clearest example on this site of why timing beats product. The unit itself is a modest cost.

Gutters & Downspouts in Gaithersburg, MD

Gutters & Downspouts

Trough is the cheapest thing on a roofing job and one of the most expensive things to buy on its own. That single fact should decide when you do it, and it is why we price gutters alongside a replacement rather than as a separate project.

Fascia & Soffit in Gaithersburg, MD

Fascia & Soffit

The eave is the part of your house that gets wet the most and is looked at the least. It is also where doing the work with the roof saves most, because the access is the cost and the roof already pays for it.

Chimney Flashing in Gaithersburg, MD

Chimney Flashing

A large share of the chimney leaks we look at in this county are not flashing failures, and this is the page where we most often send people to another trade. Water can enter a chimney at four places and only two of them belong to a roofer.

Emergency Tarping in Gaithersburg, MD

Emergency Tarping

Tarping is a small, urgent job that we price as exactly that. It is a trip charge, a crew and materials, and it is not a foothold for a replacement contract.

Commercial Roofing in Gaithersburg, MD

Commercial Roofing

Everything else on this site argues that the fixed costs dominate. On the I-270 corridor's flex, office and laboratory buildings that logic reverses, and we say so rather than pretending one philosophy fits a townhouse and a hundred-thousand-square-foot deck equally.

Insurance Claim Help in Gaithersburg, MD

Insurance Claim Help

We document damage, we meet adjusters, and we write scopes that an estimating platform can read. What we do not do is tell you a claim is free money, because on a roof this size it frequently is not the better financial move.

Gaithersburg Premium Roofing is a licensed, insured roofing contractor working Gaithersburg, Maryland and the rest of upper Montgomery County, We handle tear-offs and full replacements, leak tracing, wind and storm work, architectural shingle and standing seam metal, small low-slope decks, attic intake and exhaust, skylights, seamless trough, fascia and chimney flashing.

We work differently here for a reason. Gaithersburg holds more attached houses than detached ones, so most roofs in this city are short, and on a short roof the shingle field is the cheap part. The tear-off, the haul-off, the edge metal, the underlayment, the flashings and the crew day do not shrink with the roof. Neither does the permit, and neither does the day itself.

That changes what we recommend. We spend your money on 26-gauge metal, lead boots and new step flashing rather than on a premium shingle tier, we bundle skylights and troughs into the same mobilization instead of charging you for the access twice, and we tell you when repair beats replacement and when it stopped doing so. That last one is the only advice on this page that can end with us not selling you anything at all.

What Gaithersburg Customers Say

★★★★★
We had already settled on the upgraded shingle and they argued us back down, then spent the difference on valley metal and flashing. The written scope had the nail count and the metal gauge on it, which none of the other three bids did.
Priya N. · Rockville
★★★★★
Paid for the inspection and was told the roof had years left and one bad boot. Forty minutes of work and an honest report with photographs. Two other companies had quoted a full replacement on the same roof.
Dan M. · Montgomery Village
★★★★★
Our attic was damp despite a ridge vent. They measured the intake, found the soffit had never been cut open behind the panel, and fixed that instead of selling us more vents. The problem has not come back.
Karen S. · Olney
★★★★★
Tarped us the night the limb came through and then did not chase us with a contract. When we did hire them the skylight and the gutters were done in the same visit as the roof, which they explained saved us a second trip charge.
Anthony R. · Germantown

Why Gaithersburg Chooses Gaithersburg Premium Roofing

  • We quote the fixed work first and the covering second, because on the short roofs that dominate this city the tear-off, the metal, the flashings and the crew day set the price and the shingle barely moves it.
  • We will argue you out of the premium shingle tier and the extended system warranty, and put the same money into 26-gauge valley metal, lead boots and step flashing that is replaced rather than reused.
  • Skylights, troughs, fascia and intake work get bundled into the roof's own mobilization, because paying twice for the same ladders is the most common avoidable cost on a job this size.
  • Inspections are paid and the fee never comes off later work, which is what makes it possible for us to tell you that your roof is fine and go home.
  • Every scope names the numbers Montgomery County actually adopted, from a thirty pound ground snow load to a 115 mph design wind speed, instead of quoting against a brochure.
  • We refuse coatings over steep-slope asphalt, second layers at any price, and tile conversions on production framing without a structural engineer's letter naming the load.

About Gaithersburg Premium Roofing in Gaithersburg, MD

Gaithersburg Premium Roofing works Gaithersburg, Rockville, Montgomery Village, Germantown, Olney, Redland and the rest of upper Montgomery County. We are a roofing contractor rather than a storm outfit, which means we are here in the quiet months, we answer for what we built two years ago, and our name is on a Maryland Home Improvement Commission license rather than on a magnetic door sign.

The way we quote comes out of the housing here. This city has more attached homes than detached ones, and most of its stock went up between the early 1970s and the late 1990s. That means short roofs with a high count of penetrations, boxed cornices that were often never opened for intake, and second or third coverings hiding whatever the last crew did. We price for that rather than for a catalogue.

There are jobs we turn down and it is fairer to say so here. We do not coat steep-slope shingles, lay a second layer over an existing one, or convert a production-framed roof to tile without an engineer's letter.

If your leak is a cracked chimney crown, a bath fan venting into the attic or a failed grade at the foundation, we will tell you that and leave, because none of those is a roof and none of them is worth your money with us.

How It Works

  1. 1

    Paid Inspection, Graded by Component

Slopes we can stand on safely get walked; the rest are shot from a pole camera on the ground. Then we grade the field, the valley metal, the boots, the flashings, the intake and the sub-fascia separately. The fee is small, it is not credited toward work, and that is what lets the answer be that you need nothing.

  2. 2

A Scope Written Before a Price

You get the specification first: fastener count and placement, underlayment and ice barrier coverage, edge and valley metal gauge, flashing replaced rather than reused, ventilation counted in square inches of net free area, and a per-sheet rate for decking agreed before anything comes off.

  3. 3

    Staging Agreed, Then Tear-Off

Trailer position, the drop point for material and the carry distance all get settled beforehand, because on a tight lot those three things set the schedule. We strip to the deck, sound the sheathing, photograph what we find and never lay new shingles over old ones.

  4. 4

    Close-Out You Can Actually Use

Magnetic sweep morning and night, a final walk with you on the ground, photographs by slope of every detail before it was covered, the permit paperwork and a written warranty that says what it does not reach as clearly as what it does.

Commercial roofing services in Gaithersburg, MD

Commercial Roofing Along the I-270 Corridor

The corridor running north out of Gaithersburg carries flex buildings, laboratory and light manufacturing space, offices and retail, and their roofs invert the logic that governs the rest of this site. At that scale the mobilization is a rounding error and the membrane and insulation specification is the decision.

We survey the equipment curbs, price them separately from the field, phase the work so nothing is left open at the end of a shift, and schedule around tenancies that cannot tolerate odor, open flame or a closed dock.

  • Sixty and eighty mil TPO or EPDM, attached mechanically or fully adhered according to deck type and wind zone
  • Two-ply modified bitumen in cold-applied and self-adhered systems where open flame is unacceptable
  • Rooftop equipment curbs surveyed, numbered and flashed individually rather than priced as a field allowance
  • Tapered polyisocyanurate laid out to defined outlets, with overflow provision above the primary drain rim
  • Insulation assemblies specified against the energy code Montgomery County currently enforces, not the one in place when the building went up
  • Scheduled maintenance programs with documented twice-yearly inspections and a repair log that survives a change of manager
  • Core sampling before any capital recommendation, so a dry assembly under a tired surface gets repaired rather than replaced
  • Phased sections, night and weekend windows, and lifts scheduled around loading dock hours in occupied buildings

Frequently Asked Questions

Why is a townhouse roof not much cheaper than a detached roof?

Because most of the cost is not the covering. Protecting the property, tearing off, hauling the debris, the permit, the edge metal, the underlayment, the flashings and a crew that has to turn up are close to the same on ten squares as on twenty-five. The shingle scales with area. Almost nothing else does. That is why we tell people to spend the marginal money on metal and flashing rather than on a heavier shingle.

Should I upgrade to a premium or designer shingle?

On most Gaithersburg roofs, no. A standard laminated shingle meeting ASTM D3462 with a D3161 Class F or D7158 Class H wind rating already exceeds what Montgomery County designs for. The premium tiers buy a thicker profile and a longer warranty number, not a more watertight roof. On a short roof the same money buys heavier valley metal, lead boots and new step flashing, and those last longer than the shingle does.

Does Montgomery County require ice barrier under a new roof?

Yes. The county filled in its residential design criteria table with ice barrier underlayment required, so a self-adhered membrane has to reach from the eave edge back past the exterior wall line by a full two feet. On a house with a deep overhang that is more than one course of material, which is a detail worth checking on any bid you receive.

Somebody knocked on my door after the storm. Should I sign?

Not that evening. Maryland licenses home improvement salespersons separately from contractors, so ask for that number and the company's MHIC number and look both up. The Door-to-Door Sales Act also gives you until midnight of the fifth business day to cancel a contract solicited at your home, and until the seventh day if you are at least sixty-five. Nobody who needs a signature tonight has a good reason.

When is a repair the wrong answer?

Earlier here than the standard advice suggests. On a large roof a service call is a rounding error against replacement, so repeat repairs make sense for years. On a short roof two or three calls stack up against a replacement quickly. Both numbers go in front of you and the choice stays yours. We are glad to do the small repair whenever the field still has real life in it.

My attic has a ridge vent and it is still damp. What now?

Almost certainly an intake problem. Exhaust without matching intake pulls conditioned air up through the ceiling instead of drawing outside air through the attic. On this city's production housing the soffit slot was often never cut, or the perforated panel has been painted closed, or insulation has slid down and buried the bay. We count net free area at both ends and open the intake rather than adding more exhaust.
